Investments without worries and headaches
1) a guaranteed return on investment option — an individual calculation is made for the client including a specific amount that we can offer as a guaranteed income. It means that the apartment is not used in a pre-agreed period, on which the calculation will depend.
Preliminary, the amount of the guaranteed return is within 5% in EUR of the total value of the apartment per year. According to this scheme, the payment is made quarterly, at 1.25% of the total cost.
IMPORTANT: expenses, customers attraction and work with them, payments, % and commissions such as — portals, sites and intermediaries for their services, accommodation of customers, paying bills for housing and communal services in full, Internet + TV, maintenance of order and damage control, etc. are at our costs and obligations and nothing of mentioned above affects the amount of the annual guarantee.
The owner just receives his/her money, does not participate in renting out the apartment and does not make any effort. Besides, our offer includes 2 weeks of staying per year, except for the peak of the season (July-August). In the case of residence in these months, the rental amount is deducted from the guarantee amount with a 10% discount from the rental price.
The owner can also stay longer than 2 weeks. In this case, the amount for the days of staying shall be deducted from the guarantee amount of payment at the current rent price list minus a 10% discount.
Investments for those who want to participate in the operational management
We act as a property management company, we rent out an apartment on behalf of the owner all year round, we take the pre-agreed % of the total cost of rent in each individual case. At the same time, management costs, commissions to portals, agencies, intermediaries, payment for services, cleaning, marketing and advertising costs, etc. are at the owner’s costs.
In this case, we act as your agent, who rents out his and your real estate. By renting your property according to this scheme, you will get all profit, but the exact amount is not guaranteed and depends on the success of the tourist summer season. Especially months May, June, September are very important. July and August will always be full booking.
According to this scheme, the apartment can yield profit up to 6-8% per annum.
